Selling a home

Selling the house you've lived in

A sale is mostly paperwork that has to be right the first time: the deed, the payoffs and anything still recorded against the property.

Some sellers come to me with an agent and a signed contract. Others are selling to a neighbor or a relative and need the contract written too. The package works either way.

Before closing day

What gets cleared before you sign

  • Old liens

A paid-off second mortgage or a contractor's lien that was never released. I find them and get the releases recorded.

  • The deed

Drafted with the right names, the right legal description and the way you and the buyer agreed to hold title.

  • Your payoffs

Payoff letters from each lender, checked against your last statements so the numbers match.

  • An estate or a divorce

If the house came through an estate or a divorce decree, I check the paperwork that lets you sell it.

The package

One price for the sale

The fee covers one sale and one closing, whoever wrote the contract.

  • Selling a home

For an owner selling one house, with or without an agent.

    • Sale contract read before you sign it
    • The deed drafted for your sale
    • Payoff letters and old liens tracked down
    • Closing statement checked line by line
    • Your agent's commission
    • Mortgage payoff and transfer taxes
    Term:
    Flat fee, per closing

Payoffs and taxes come out of your proceeds at closing.

Thinking about listing?

Call before the sign goes up. Old liens take weeks to clear, and it's easier to start early.
