“She found a lien from the 1990s that nobody had released. It was cleared two weeks before we closed instead of on the day.”

Loretta Kittredge
Real estate lawyer
I'm a solo lawyer with a small office on Cherry Street. I do home closings, deeds and leases, and very little else, so I've seen most of what can go wrong with them.
Before opening this office I spent years at a title company, reading commitments and fixing the problems they turned up. That's where I learned that most closing trouble is visible weeks ahead, if someone is reading for it.
I price every package up front because that's what I wanted when I bought my own house: to know the number before the work began. When something comes up that a package doesn't cover, you get a separate quote and a choice before I start.

What working with me looks like
You send the contract or the address. I reply with the package and its price, and an engagement letter that says the same thing. Then I read, write you a short note about what I found, and call when there's something to decide.
On closing day I'm at the table with you, and I stay until the last page is signed.

From clients
What clients wrote afterward
“We knew the fee from the first email, and it was the number on the last one.”
“My old lease was from a website. The new one actually says what happens when a tenant leaves early.”
Sample quotes for this template. Every client's property and closing is different, and a past result doesn't promise yours.
