Questions about closings, deeds and leases

If yours isn't here, ask it in the contact form. There's no charge for the reply.

Do I need a lawyer if I already have a real estate agent?

You don't have to have one. Your agent negotiates the deal; I read the contract, the title and the closing papers for legal problems, and I work only for you.

Do you represent the buyer or the seller?

One side per closing, never both. If I already represent the other side of your deal, I'll tell you and suggest you find another lawyer.

When is the best time to call?

Before you sign the contract. After is fine too; there's usually time to read the title and closing papers.

What's a title commitment?

The title company's promise to insure the house, with a list of what it won't cover. That list is where liens, easements and old mistakes show up.

What happens at the closing?

You sign the deed or loan papers, money changes hands, and the deed goes to the county to be recorded. I'm there to explain each page before you sign it.

Can we close if I'm out of town?

Usually, yes. We go over the papers by video beforehand, and you sign with a notary where you are.

Do you handle commercial property?

Not in this office. I'll point you to someone who does.

Can you help with a tenant who won't pay?

If you're the owner, yes, on a separate flat quote. I don't represent tenants.

Something else about the house?

Ask it. You'll hear back from Loretta, not a form letter.
